Vermont Inn & authentic roadside motel for sale. Unique and authentic are two descriptions that come to mind when visiting Central Vermont’s Marshfield Inn & Motel. A growing trend for the last decade or so has been the comeback of Mid-Century motor courts & roadside motels. Across the USA, these thriving and surviving properties have been refurbished and given renewed vibrancy. The Marshfield Inn & Motel is a prime example.

The historic Federal style farmhouse inn and motel are surrounded by 37 picturesque acres. Located just outside the Village of Marshfield, in the fertile valley of the Winooski River, 13 miles from Vermont’s capital of Montpelier and the nearby town of St. Johnsbury.

This is the potentially perfect property for a family or a couple where one of the partners can and wants to continue to work, remotely or virtually, to help the numbers while escaping from the city rat race. Live and love the Vermont country lifestyle while growing your own hospitality business. While the inn and motel are feasible now, financial viability can be just around the corner.

This Vermont Inn & authentic roadside motel for sale includes 10 rooms, all have wonderful panoramic river and mountain views. The original 1881 well-preserved farmhouse offers two attached Inn rooms, each with its own entrance. The rest of the main building offers a reception area, office, breakfast/dining room, two half public bathrooms, and a fully equipped kitchen with commercial equipment on the first floor. In addition, there is a comfortable private innkeeper’s living room conveniently located next to the kitchen. There is plenty of storage and a workshop and garage.

The second-floor houses more spacious and private innkeeper’s quarters with three bedrooms, laundry and one full bathroom and one-half bath. In addition there is a large walk in closet plus a landing/common living area off the stairwell.

Located in a separate building adjacent to the house are eight motel units. Built in the 1960s, the building and rooms have been continually renovated and updated and all feature spectacular mountain views!

Set on a knoll, the land and farmhouse were once part of an early 19th Century family dairy and sheep farm. Guests continually comment on the tranquility, beauty and quiet surroundings of the property and the area.

The many places to commune back with nature…Anything from kayaking, hiking, or peacefully watching the sunset or sunrise from the Adirondack chairs viewing the breathtaking Green Mountains~ Get lost in the splendor of the many back roads where you see more wildflowers, streams (fly fisherman’s dream), and old dairy farms & if lucky deer, moose & assorted wildlife.

The guest rooms are spotless, with a simplicity and vintage charm that is very appealing and appreciated by guests. This guest review describes the Inn perfectly:

“We were blown away by the attention to detail and care that the owners have lavished on this little slice of heaven. The entire property is crisscrossed with mown paths, beautiful flower gardens everywhere you look, a small apple orchard, blueberries and raspberries that are served to the guests at breakfast. Behind the motel are the remnants of a 19th Century barn foundation, cut granite, it is a massive edifice that the owners have ingeniously turned into the backdrop for a stunning array of flowers and ferns–and perhaps a perfect place for a small wedding.”

Current innkeepers have recently installed a solar system that powers the inn. They also maintain walking trails to enhance the guest experience a convenient way to explore the inn’s natural and landscaped acres.

The property is located on Vermont Route 2, a west to east road that starts (or ends) from Lake Champlain to Maine’s Aroostook County. Guests stay at the inn for many reasons. An extended stay for outdoor adventures galore, local art, craft or photography classes, festivals, farms, family touring vacations or a pleasant overnight stop on the way to or from their destination. The inn hosts many repeat guests, the quality, convenience and tranquility of the surroundings always draw them back.

Living and owning your own hospitality business is an opportunity to become a part of a sustainable community where a diverse group of people live together in ways that create a sense of common interest in a common landscape. The economic, scenic and wildlife values of the natural environment, in combination with the historic values of the built environment, provide a distinctive €˜sense of place and duty of stewardship in the Town of Marshfield. A Sense of Place in Marshfield.

The current owners have enjoyed building the business and lovingly maintaining the buildings and land. They are now ready to move on to other ventures. New innkeepers can take an established business and make it their own while enjoying a close and diverse community and much sought-after innkeeping lifestyle.

The Marshfield Inn & Motel is offered exclusively by the Vermont Broker of Record: Barrett & Valley Associates, Inc.
